what have we done?! lol

boyfriend and i went and looked at the front & back yards of "the house" yesterday. we couldn't get inside, so we just checked out what we couldn't really see when we first looked at the house at night. (did that make sense? i'm sick, forgive me) what have we done? LOL.. seriously. what a dump. alright, dump is a bit harsh, but damn, it's a mess.

i walked in the backyard and looked around and then looked at boyfriend and i was like "what have we gotten ourselves into???" and he said, "i was JUST thinking the same thing." oh man. it just needs lots of landscaping and TLC. and time.

so, pending inspections on tuesday, we will own a fixer upper. ugh. i'm exhausted just thinking about it. i have already laid the foundation regarding our "next house."
the rules are:
i don't want to have to do a damn thing to it.
it had better be gorgeous and perfectly pretty and up to date.
and that's it.

LOL! That's where Hubs and I are....right in the middle of a huge fixer upper, out of cash for fixer-upping and swearing that the next house will be brand new or totally gutted BEFORE we move in. And we're not moving unless we can afford movers to do everything. Never. Again.

If you're really not committed to this house (more work than pleasure living there) make sure that you go with the inspector and make a list of all the things that MUST be fixed before you move in. Or have the seller give you the money in what it would cost to repair all the necessary things. You CAN ask that they do certain things (because you were not informed prior to putting in the accepted offer). Chances are if the seller doesn't have the money or is not willing to compensate you for the untold repairs, they will back out of the deal. Check with YOUR agent, the buyer's agent, not the seller's agent.

Find out what your rights are to get out of the deal if you really think you've made a big mistake. Especially if you're having second thoughts now and you haven't even had a chance to see everything.

A real estate lawyer can help you with that decision, so can your agent (not the seller's agent - he's going to lie through his teeth to get the property sold and get his commission).

Protect yourselves.

I'm just saying.....

Oh, you're going to have such fun making it yours! Really, think positive---someone neglected this great house and you've come along to provide the TLC. I'm sure it's going to be gorgeous when you're finished with it and then there won't need to be a next house. Can't wait to see it!!

A fixer upper is good! It means in the end, you have exactly what you want. Huge congrats woman. Sounds like exciting things are afoot, even if it will take some doing to get there.

I don't know about Cali, but in NJ you have a 3 day attorney review to drop out of the contract for any reason - or no reason.

But I am sure it is just overwhelming in an exciting way. I agree that making it your own will end up being fun.

hah that was us before we bought a fixer upper which is why we just built our first home. the thought of fixing up anything made me sick! good luck woman!

We've been in our house for 10 years and I swear to you we've been working on it for 8... first the yards, then the kitchen., then we put in a pool, then we redid everything, which meant we had to redo the yards again, and we still want to add square footage... it's a nightmare, but one we sickly enjoy.

We also like torturing small animals and tax season.

Throw some meat on the BBQ and Frank and I, and I'm sure a lot of your other friends will be there to have a big 'ole yard clearing party. Frank will even load the rototiller up in Point's truck and we'll get the yard ready for your garden, or whatever you want to do to it. What do they say? yards can be fixed, neighborhoods and locations can't. Do you like the neighborhood and the location? If so, call it good, we can fix everything else. Congrats!!!!
